Field House Farm Cottages Access Statement

We are pleased to offer  cottages with good access facilities for the less mobile, including The Roost , which is rated Mobility 2 by Visit England. We are situated 2 miles from Bridlington, a town very suitable to the less mobile, with plenty of flat promenades. Disabled/ able bodied guests will discover there are plenty of public WC’s in the town.

Our farm buildings and cottages are also sited on a level area. The courtyard and most of the public areas are block paved, with plenty of outdoor seating. For the benefit and well-being of all our guests we do not allow smoking or vaping in any of our properties.

There is plenty of parking space adjacent to the individual cottages. Help will be given with luggage if requested.

  • The Roost, Ostler’s Corner, The Old Dairy , The Turnip House all have ramped entrances. The Byre is entered via one small step, whilst Hind’s has a small lip to negotiate. The Garden Cottage has level entry.
  • The Roost, is ground floor accommodation with Mobility 2 Rating. It offers a wet room en-suite to the twin bedroom and has under-floor heated non- slip flooring. Handrails for shower and WC. plus higher than average WC. seating Shower stool available and toilet raiser on request. Additional double (king- size bed) en-suite bedroom. We provide an additional armchair with firm seating on request. Wide doorways. Ostler’s Corner has identical facilities, rated Mobility 2, but with an additional children’s upstairs twin bedroom.
  • The Turnip House    rated Mobility 1 is  suitable for the less mobile, as it is totally ground floor accommodation. However, it is not suitable for wheelchair use in shower, which is a double cubicle with handrails. Wide doorways. Sleeps two
  • Hind’s and The Old Dairy have no ground floor bedrooms.
  • The Byre  rated Mobility 1, has one ground floor bedroom (with king-size bed), ground floor bathroom (large walk-in shower with grab rails and a grab rail to the WC. Ground floor living accommodation. It is compact and not suitable for a wheelchair user.
  • The Garden Cottage  rated Mobility 1, has one ground floor twin en-suite bedroom with grab rails to the shower. This shower is not suitable for a wheelchair user. French windows from this bedroom to outside private patio area. The master bedroom and bathroom are on the first floor. Ground floor living / dining/ kitchen.
  • Outdoor lighting is provided around all our buildings and much is automatically triggered by low light. This is particularly helpful to the partially sighted.
  • A shower stool and toilet raiser always available if requested.
  • Microfibre pillows and duvets to assist allergy sufferers.
  • Totally non-smoking establishment
  • A small/medium dog is accepted in either The Byre, or The Turnip House whilst two small dogs are accepted  in Hind’s Cottage  all by prior arrangement.  We do ask you to contact us when you book  if you are wishing to bring your dog on holiday with you. All other properties are dog free.

High Barn Cottages Access Statement

  • We are situated two miles from Bridlington, a town very suitable for the less mobile with plenty of flat promenades.  Disabled/ able bodied guests will discover there are plenty of public wc’s in the town.
  • High Barn Cottages are sited on a level area, around a courtyard with plenty of seating. Most of the public areas within this courtyard are sandstone paved, with central flat grassed areas.
  • Parking is close to the individual cottages. When unloading or leaving, a vehicle may be pulled into the central courtyard to assist any member of the party who requires near access, as then only a few steps are required to reach the vehicle. Please call for assistance if required. Our phone number is on your booking documents.
  • Outdoor lighting is provided to both front and rear of the buildings and is automatically triggered by low light. This provides excellent cover and is particularly helpful to the partially sighted.
  • All cottages have wide entrances with no steps to both back and front of the building. Within the cottages, all doorways are wider than normal size and the rooms are spacious.
  • The Spinney and The Cake House  both Mobility 2, offer entirely ground floor accommodation with a wet room en-suite to the twin bedroom. There are handrails for showers and baths and visitors may request a shower stool and toilet raiser. The additional en-suite bedroom (kingsize bed) to both cottages, helps families holiday together. An additional high armchair with firm seating is provided in both cottages. Both cottages sleep four.
  • All the other cottages are rated Mobility 1. All bathrooms and shower rooms have handrails.
  • We use microfibre pillows and duvets to assist allergy sufferers.
  • We are a totally non-smoking establishment.
  • Cottages are dog free but an assistance dog is accepted in The Spinney by arrangement.
  • Level courtyard and surrounding area of meadow. Scented flowerbeds by car-park for the partially sighted.

York Old Brewery Access Statement

All three apartments are situated in the city centre, on Ogleforth, and thus are very suitable for those not wishing to walk far, as York is a flat, compact city, with good pavements and very many pedestrian areas. Many of York’s popular tourism attractions are within the city walls, so easily accessed on foot from our apartments. There is one designated off -road parking space for each apartment, adjacent to the building within the courtyard.

The Hop Store. Access friendly

  • Lift access to the front door
  • All accommodation on one level.
  • Sleeps 4. Twin bedroom has 90cm singles. King size bed in the master bedroom.
  • The master bedroom has an en-suite shower.
  • There is a second bathroom with bath and shower over for the twin room.
  • The Hop Store is suitable for persons with mild mobility issues, but not suitable for wheelchair or mobility scooter users.
  • No feather pillows, bedding or fillings in soft furnishings.
  • Totally non-smoking establishment.
  • Apartments are pet free but an assistance dog accepted on request – please phone to discuss prior to booking.
  • Designated parking adjacent to building in level courtyard with ramp to door.

The Brew House. Access friendly

  • Lift access to the front door.
  • The master bedroom and en-suite, the main bathroom, the kitchen/dining/living area are on the entrance level to the apartment. The second twin bedroom occupies a mezzanine floor
  • Sleeps 4. Twin mezzanine bedroom has 90cm singles. Master bedroom is king-size.
  • No feather pillows, bedding or fillings in soft furnishings.
  • Totally non-smoking establishment.
  • Designated parking adjacent to building in level courtyard with ramp to door.

The Malt House, only suitable for fully mobile guests.

The Malt House is NOT suitable for anyone with mobility difficulties. It is accessed by 20 outdoor stone steps and the master bedroom is on the lower ground floor, down a flight of stairs.
Any visitor with slight mobility issues should choose either The Brew House or The Hop Store.
